A Local's Guide to Moving in Santa Clarita

Who's already in Santa Clarita, and who's on the way?

Before making a move to Santa Clarita or its orbit, you may wonder who chooses these sunny slopes as their next home. With 230,000 residents, Santa Clarita is the third-largest city in LA County, with a population that skews younger and more educated than the country average.

How far is it from Los Angeles? About 32 to 35 miles.

As for the housing breakdown, about 72-73% of homes are owner-occupied and 28-29% are renter-occupied.

A strong economy makes the region a business hotspot. Most people relocating to the area are likely moving there for work. Those are entertainment and hospitality workers for Six Flags Magic Mountain, educational professionals (major education employers include College of the Canyons, CalArts, The Master's University and the William S. Hart Union School District), retail, healthcare workers, and even aerospace experts (Incora, Aerospace Dynamics International). The job market is steady, so most people relocating are families trading apartments for more space and safer neighborhoods.

    Santa Clarita districts explained

The largest community in the Santa Clarita region is Valencia. Built from the 1960s onward by The Newhall Land and Farming Company, it welcomes residents with wide, curving, tree-lined streets, often ending in cul-de-sacs, with paseos (walking/bike paths) that link neighborhoods with parks and schools. As a rule, dealing with loading/unloading in the area is easy for the Adept crew.

Working in historic Newhall means dealing with late-19th to early-20th-century American Vernacular architecture, mostly remodeled bungalows. Together with the historic buildings, you can see newer ones, two-story farmhouses, and Mediterranean-style condos, each requiring its own moving approach.

Dealing with hillside residential communities, often gated, is one of the typical moves Adept crew performs. When we work at Stevenson Ranch, we see larger homes with views over the valley. Unlike older Newhall, wide and well-maintained main roads here (like Stevenson Ranch Parkway) give our trucks easy access to any spot.

When we work along the blend of older 1960s-80s ranch homes and newer subdivisions in the Saugus community, we see most areas are truck-friendly. The primary arterials (Bouquet Canyon Road and Golden Valley Road) are wide, single-story ranch homes have more direct driveway access, while newer subdivisions are built to modern standards (like those in Valencia). All this means easier access and maneuvering for a standard 26-foot truck.

As for Canyon Country, it is the most varied district in the Santa Clarita region by housing stock. Whites Canyon (it's the original Canyon Country) anchors the older core. At the same time, newer developments like Skyline Ranch and Vista Canyon fill out the eastern edge. There are loads of smaller pockets that sit in between. We can name Sand Canyon, Mint Canyon, Rainbow Glen, Solemint, and so on. Each has its own mix of home ages and lot sizes. Truck and crew planning in the area depends not just on the district as a whole, but rather on the specific pocket. We discuss everything with the client well ahead of move day.

When people move in Santa Clarita

Santa Clarita residents move throughout the area all year round. But demand peaks in summer (May through September) as families time their moves based on the school calendar. The absolute peak is June through August. At Adept Moving company, our crews get most orders before the new school year starts, so booking early is a must. If the school schedule is not a factor, fall (September-November) is generally the best time for a smoother move. Speaking of weather conditions, spring (March through May) tends to bring the calmest weather for a move. That's when the temperatures are mild. As for the fall, it cools things down too. However, don't forget about Santa Ana wind events that pick up through October and November. Whatever the season, the climate of Santa Clarita stays mild enough to plan a move. The pattern is quite the same as with the other cities of the greater LA region that we serve. Some of the moves connect directly to Burbank. It's one of the sibling cities we also serve that is located about 22 miles south via I-5.

Why Adept Moving Is the Go-To for Santa Clarita Locals

    5.0 across 2,000+ Google reviews

Since 1998, we've performed a lot of moves across the Santa Clarita Valley. Adept Moving's 5.0 rating across 2,000+ Google reviews demonstrates that our professionalism is something clients can count on during the move. Our movers take care of all the items, using pro equipment like moving blankets, and dollies.

We always send the most suitable trucks

Whether it's a small or big move, we always pick and send the right truck for the job. The 26-foot truck is our standard. If it doesn't fit the narrower streets with smaller ranch-style homes (like those in Newhall), we bring the 18-foot truck, the smallest in our fleet.

We deal with hillside and gated access

Our crew performs moves in both hillside neighborhoods and gated communities across Santa Clarita. For hillsides, we arrive in an 18-foot truck when a street won't fit our standard 26-foot vehicle. In gated areas, we plan the arrival based on the access you've provided.

Insurance is part of the hourly rate

For every move, we include regular cargo insurance in our hourly rate. The truck fee and the packing materials come separately on the bill. Packing labor runs on the same hourly clock as the rest of the move.

    Clear rates, starting from $99/hr

All moves performed in the Santa Clarita area follow a clear, set formula: our movers come to your location, do the loading/unloading job, and transport all of your belongings from point A to point B. Packing, when needed, is billed on the same hourly clock. The rate remains the same throughout the move and starts at $99/hr. No fuel surcharge. No hidden fees.

Adept gets moves done before the school year in Santa Clarita

Families across Santa Clarita stick to the Hart District school calendar when they plan their moves. Our company works within that rhythm. Just ensure you book a move a couple of weeks ahead, especially before the August school starts.

Moving Services Available in Santa Clarita

    Residential moving in Santa Clarita

    Residential moving in Santa Clarita

Before the move, we always ask our clients a few practical questions. That means asking about gates and driveway access, and the pickup point to plan the route. One of the key questions is whether we're going to perform the move in hillside communities like Stevenson Ranch or Placerita Canyon. If the move is planned for gated communities of Diamond Park, the crew will have to come up with a different plan than for apartment complexes clustered near Valencia Town Center. We choose the crew based on your furniture, how tricky your place is to access, and the elevator situation. Where a building has one, the client reserves the freight elevator. Once those details are known, the move is confirmed.

    Commercial moving in Santa Clarita

    Commercial moving in Santa Clarita

At Adept Moving, crew size for commercial moves is set based on the inventory, access, and elevator situation, and confirmed once those are known. Our company always sends enough people to lend a hand in moving desks, store fixtures, and office furniture. We've got all Santa Clarita covered whenever commercial moves are needed, including the Valencia neighborhood, where the primary industrial and commercial activities are centered around plazas and major business parks. We'll get you moved from any location, be it Avenue Stanford, Rye Canyon Rd, Tourney Rd, or any other location. A standard COI with general liability is included on every commercial move.

Packing and unpacking in Santa Clarita

Packing and unpacking in Santa Clarita

Our crew can also handle packing and unpacking. This labor runs on the same hourly clock, from $99/hr. We carry a full range of packing materials, such as bubble wrap, kraft paper, and specialty cartons. Upon your request, we can pack the entire home. Or we can pack delicate items only, such as framed art, electronics, glassware, or dishes. Based on Santa Clarita's lifestyle, residents typically need to move vintage or antique furniture, art, and sentimental items, all requiring extra care and individual wrapping. If our crew uses any packing materials and supplies during the move, they're charged separately.

    Starting hourly rate

Adept rates start at $99/hr on every move. The rates cover a two-mover crew with regular cargo insurance. Our starting rate of $99/hr covers trained, uniformed, background-checked movers, standard equipment (dollies, moving blankets, wardrobe cartons), and regular cargo insurance. The truck comes with a one-time truck fee, quoted before the move. Our movers can do the packing, too. This option runs on the same hourly clock as the rest of the move. You pay separately for disposable packing materials (boxes, paper, bubble wrap, tape), the truck fee, and a custom additional-insured COI (on commercial moves, if the building requires custom language beyond the standard certificate). Double drive time applies on some moves, depending on how far apart your two addresses are. Double drive time is loaded road time billed on the same hourly clock and at the same crew rate: an hour of driving goes on the clock as two. It isn't a separate line on the bill, it's time. Our clients are provided with all details in the written quote well in advance. No fuel surcharge, no hidden fees.

What to Know About Moving to Santa Clarita

    Parking permits and street regulations

    Parking permits and street regulations

Before move day, clients have to check all the details related to parking permits. It is as crucial as gate access, custom additional-insured COI, and exact addresses. To get moving truck permits in the Santa Clarita area, go to the City of Santa Clarita's website or simply visit the local city hall. As a rule, larger vehicles require moving truck permits when parked on public streets. Check with the City of Santa Clarita before move day.

When the permit is available, check out the designated loading zones (like the one near Valencia Town Center) that provide temporary parking for unloading at points around the city. To avoid fines, it's important to check the signage for restrictions or time limits.

    Early-20th-century bungalows and mid-century ranches

    Early-20th-century bungalows and mid-century ranches

Newhall has the city's oldest housing stock. It includes a mix of remodeled bungalows and Mediterranean-style condos in Old Town, mid-century ranch homes on larger lots in Happy Valley, and a rural stretch of custom, one-of-a-kind houses of Placerita Canyon. Historic buildings tend to sit nearer the street. The driveways are shorter, the roads in some spots are narrower. If you're planning a move, provide our crew with all the specifications because they affect truck access and parking. The area of Newhall is currently shifting toward a more pedestrian-focused Main Street, which means fewer curb spots are left for a truck to claim. That is why the pre-move walkthrough is even more important, because it helps confirm exactly where our crew can park.

Getting through the gate in Sand Canyon and Valencia

Getting through the gate in Sand Canyon and Valencia

Santa Clarita has a strong concentration of gated communities. Bell Valencia comes first. Located at 24640 Town Center Dr in Valencia, right by Valencia Town Center, the gated area includes a three-story unit equipped with an elevator, attached garages, and covered parking. There's a key-fob entry controlling access in Bell Valencia, so the clients have to take care of that before we send a crew. Besides, the walkthrough is also important before the window is set.

The other gated area, Sand Canyon Villas & Townhomes, can be found at the southeastern end of Santa Clarita, along Sand Canyon Road. Based on the client's address, moves here range from early ranch-style properties to new custom builds. Add here gated Colony Townhomes and Mediterranean-style River Ranch Townhomes. Whatever the case, the gate access is yours. This job falls on the homeowner. The client has to get in touch with the reps of the management office to get the code or entry window set (it comes with the written quote). Our crew arrives during exactly that window. That is why you have to take care of the gate well in advance so the gate is not closed, and our crew doesn't get stuck outside.

    Hillside moves in Hidden Valley

    Hillside moves in Hidden Valley

Hidden Valley is one of the hillside neighborhoods of Santa Clarita. Built in the 1980s, it sits at the southernmost edge of the region. The community comprises mostly multi-level single-family detached homes, straddling both sides of Calgrove Blvd about a mile east of I-5. Despite being located so close to I-5, the neighborhood is quiet. Most homes in the region are set into the hills.

When handling the moves here, the crew of Adept Moving company pays attention to local streets that take experience to work. Both sidewalks and streets here run steep, with a single point of vehicle access, Calgrove Blvd. Traffic is blocked off at Maple Street and where Calgrove turns into Valley Street, as part of a city-planned cul-de-sac that helps keep the neighborhood quiet. It is the kind of terrain where a standard 26-foot truck can struggle to maneuver easily, so we send our 18-foot vehicle instead. It fits hillside streets where a full-size truck will not. For a trouble-free move, we ask our clients to do their own private pre-move walkthrough in the area. It allows them to check truck access and clearance for oversized items ahead of time and provide us with all the details. This, in turn, helps us arrange a smooth move. It is the common approach for a hillside move because nothing beats seeing the street in person.

Best moving days and times in Santa Clarita

Best moving days and times in Santa Clarita

Now, let's see when exactly you should plan your move within the Santa Clarita region. Since the area is predominantly owner-occupied (almost 73% of housing units), most residential moves are tied to the school calendar. For example, at the William S. Hart Union High School District, the academic year starts in mid-August. So, it's better to start getting in touch with the crew to discuss all the details through spring and into summer.

As for the traffic schedules, you should consider them as well. Remember that weekends and the weeks leading up to the August school start fill up faster. Traffic follows its own pattern: the 5 through Newhall Pass is worst southbound in the morning, 5:30 to 9:30. It's also worst northbound in the afternoon, 3:00 to 7:30, running later on Fridays. A weekday move scheduled for mid-morning to early afternoon clears both windows. At Adept, crews are most available mid-week and mid-month. It's better to book a couple of weeks ahead, so we have time to arrange the right crew and truck for your date.

Move from a Gated Community on Avenue of the Oaks in Santa Clarita

At the beginning of June, we did a move in the Newhall area of Santa Clarita. It was a challenge because the pickup was a gated community. And that's why the client had to handle the access well in advance. Luckily, we could park the 18-foot truck directly on the street, close to the curb, right in front of the 1-story condominium unit.

The job required two movers, so I took Ivan with me.

    The Move at a Glance

    • Pickup: Avenue of the Oaks, Santa Clarita
    • Destination: Citylights Ct, Canyon Country, Santa Clarita
    • Property type: A single-story condominium unit
    • Crew: Two-mover crew
    • Inventory: 3 wooden floating shelves, vintage wooden dresser, 2 mattresses, 3 armchairs, small outdoor patio table, and 4 lounge chairs.

Avenue of the Oaks, the Pickup

We received a request from the client on Avenue of the Oaks. We agreed to come early in the morning, while the client had to arrange access with the HOA manager ahead of time. When the entry window was set up, we came as agreed.

Since the huge wooden dresser and armchairs were on the list, we covered the front door using one of our moving blankets. It was just a short and well-paved carry from the ramp base to the house entrance. Everything could be easily carried without obstacles.

Adept Moving mover carrying a wrapped piece past the front door covered with a moving blanket

First, I went to the home office to deal with the floating shelves. The client had wrapped them before we arrived, so I got them to the truck fast.

Adept Moving mover wheeling a wrapped piece on a dolly to the truck liftgate

Then Ivan approached me asking for help with the large vintage wooden dresser. He wrapped it using our moving blankets and covered it with stretch wrap, which was charged extra. I helped Ivan get it onto a dolly.

Adept Moving mover wheeling a shrink-wrapped vintage dresser on a dolly to the truck

In the bedroom, the task was to pack two mattresses. I wrapped them in stretch wrap, an extra charge, and combined them into one unit. Then I loaded it on a dolly and moved it to the truck.

Three plush armchairs were next on the list. The client had already wrapped each, so we just carried them out of the house. It took some time before we loaded the armchairs. The back of each armchair was slightly wide, we had to angle them through a tight turn in the hallway.

After that, we headed out to the patio, where the small table and four lounge chairs were waiting their turn. Since the table couldn't be disassembled, I wrapped it in our moving blankets before carrying it to the truck. Meanwhile, Ivan got each lounge chair folded. Together we wrapped each one in our moving blankets. Then I covered them with stretch wrap, billed extra. Finally, the truck was loaded.

    Tuscan-style Drop-off in Canyon Country

The drop-off 2-story house sat on a graded slope, with comfortable parking right in front of it.

First, we unloaded the lounge chairs. We carried them to the backyard. We unwrapped them and left them next to the pool. Then Ivan brought the patio table and left it next to the back door, as guided by the client.

It was time to manage the plush armchairs. They all went to the living room. Then we came back to the vehicle for the mattresses. The doorway was wider than that at the pickup, so we easily fit the mattresses. We took them to the bedroom on the second floor.

Finally, the toughest part was the wooden dresser. It was unloaded and moved to the living room. It was unwrapped and left right there. Last came the floating shelves, which Ivan carried to the home library at the client's request. We packed up our gear, said goodbye to the homeowner, and went back to the office.

2-Story Townhouse Move from Bobwhite Cir to Macklin Ave, Santa Clarita

2-Story Townhouse Move from Bobwhite Cir to Macklin Ave, Santa Clarita

One of our latest moves was performed from Bobwhite Cir, Santa Clarita, in mid-July. The residential area itself was low-density, with internal roads narrower than public city streets, and no heavy traffic.

At the pick-up point, a Spanish-style 2-story townhouse sat surrounded by low masonry block walls to separate the units from the street.

By the time the crew arrived, the client had taken care of parking access.

The couple wanted to live closer to work. So, the plan was to get everything (oversized items and all) moved to the new spot.

Once we sized things up, I decided to take only Sasha with me to go as a two-mover crew.

    The Move at a Glance

    • Pickup: 2-story townhouse in Bobwhite Cir, Santa Clarita
    • Destination: A single-story ranch-style home on Macklin Ave, Santa Clarita
    • Property type: Townhouse unit
    • Crew: 2-mover crew
    • Inventory: A refrigerator, an armchair, 2 nightstands, a dresser, 5 chairs, a dining table, a vintage mirror (fragile), 7 boxes with kids' toys.

    Bobwhite Cir Pickup, Santa Clarita

Three days before the move we got a call from a client in Bobwhite Cir. The request was to arrange a move in the afternoon.

With all the details covered in advance, we scheduled the most suitable afternoon time slot. The client confirmed that the crew could legally park the truck at the agreed time.

We arrived at the pick-up point on time. For this move, we picked an 18-foot truck. With the cone by the ramp and the liftgate down, the dolly moved in and out without trouble. There was a paved concrete sidewalk leading from the street to the front entry. No stairs, no steep incline, no gates. Just direct access to the property. Work could now begin.

Adept Moving mover walking the paved path from the townhouse to the truck on Bobwhite Circle

First, the owners showed us the kitchen, so I focused my work there. To protect the floors, I laid the floor runners. It was time to deal with the fridge. Relatively small, it fit on the moving dolly. The owner unplugged it, so I just wrapped it in a moving blanket. After that, the dining table and 5 chairs. I separated the table legs from the tabletop to wrap them, so I didn't have to carry each. The client provided packing materials for each chair. All went to the dolly.

Meanwhile, Sasha took the living room. There was a large vintage mirror. When I was done with the kitchen, I helped him bubble-wrap the mirror using our materials that came at an additional cost. Then he carefully boxed it using the box provided by the client and placed it separately from other items. It rode on its edge the whole trip for extra care.

The armchair followed. Sasha used moving blankets and stretch-wrap to protect the item (the packing materials were a separate charge). Together we put it on the dolly, and he brought it out of the house. He also carried out 2 nightstands and a dresser, all wrapped in moving blankets before loading.

Adept Moving mover inside the 18-foot truck with boxes, moving blankets and a roll of wrap

Finally, 7 boxes with toys were next. When we arrived, the toys were already packed by the client, so we just relocated the boxes to the truck. The pickup job was done. We could head to the drop-off point.

Drive to Drop-off at Macklin Ave, Santa Clarita

When everything was loaded, we set off to Macklin Ave.

The property was a single-story California Ranch-style home, blended with some Mediterranean accents. No gate, no curves. Just direct street-to-garage access, so our vehicle could park without tight maneuvering.

First, we decided to take care of the vintage mirror. We carried it into the house, still fully wrapped. The clients showed us the best place for it. They would take care of the rest.

Then we unloaded 7 boxes. I took 4 boxes with old toys to the garage (and put them where the client said) while the other 3 were left in the kid's room.

It was time for 2 nightstands and a dresser. We unwrapped them and left them in a bedroom, as guided by the clients. The armchair was delivered to the living room, unwrapped, and placed next to the window.

We carried the 5 chairs and the dining table together with its legs to the house. However, at the client's request, we then relocated it in the garage (they planned to sell it). Finally, the fridge took its place in the kitchen. The move was done.

Their main concern was the mirror, so the client re-checked it and confirmed everything looked good.

Santa Clarita Move: Apartment Complex, from Copper Hill Drive to Hyssop Ln

In late July, we moved a client from a multi-building rental apartment complex to a two-story single-family detached home on Hyssop Ln.

The move was one of those challenging tasks from the start.

The pickup point was located inside an apartment community, with narrow streets. Luckily, the drop-off was a two-story single-family house with enough room to park. So, the 18-foot truck could park at the curb without any trouble.

When I was aware of all the details of the move, I decided two movers would handle it. I took Vlad to help me.

    The Move at a Glance

    • Pickup: Copper Hill Drive, Santa Clarita
    • Destination: Hyssop Ln, Santa Clarita
    • Property type: Apartment at multi-building rental apartment complex
    • Crew: Two movers
    • Inventory: 5 boxes with books, 2 wardrobe cartons, king-size mattress, 2 nightstands.

    Pickup at Copper Hill Drive

We received a call from a client on Copper Hill Drive with a request to plan a move in the afternoon at the end of the week. After all details were discussed, we set up the best time possible.

The crew arrived as agreed and parked within the community's shared parking lot (access to the lot was arranged by the client with the management office beforehand). There was a hydrant next to the building. That's why we had to position the truck carefully to keep it clear in case of a fire. At the same time, we managed to park close enough to the building. In contrast to the single-family residences, there was a longer carry distance because the vehicle couldn't get right up to the door. But it was moderate, while the ground was paved and had no obstacles.

The back of the truck was open. The work began.

First, we were headed to the bedroom on the second floor. The king-size mattress was the task. We used our packing materials to protect it. We wrapped it with the stretch wrap, billed as an extra. Getting it down the stairs took both of us.

Then I was shown the library. Upon the client's request, the crew provided 5 boxes, charged extra. When the packing was done, I carried each box to the truck. The client was going to give some books to charity, so I labeled some boxes.

Vlad was dealing with the wardrobe cartons. Both cartons were upstairs near the wardrobe, so he asked me to help bring them down and outside.

To carry the two nightstands, we wrapped them in our moving blankets. Once they were in the truck, we did a walkthrough with the client to see if everything was covered.

    Drop-off at Hyssop Ln

After the challenging parking tricks at the apartment complex, Hyssop Ln, with its wide street, was a relief. An 18-foot truck had enough room to park without blocking traffic. We legally parked at the curb quickly and began the unload.

Two nightstands went to the dolly and, upon the client's request, we carried them to the bedroom on the second floor. The two wardrobe cartons went to separate bedrooms, one on the first floor, one on the second. The boxes with books went to the living room, while Vlad took the ones I marked to the home office.

Together with Vlad, we relocated the king-size mattress to the house. Since the client wasn't sure which bedroom it belonged in, we left it standing in the living room.

We asked the client if he needed anything more, but he said the job was finished and he was very happy with how it went.

    Santa Clarita Moving FAQs

    Santa Clarita-specific questions

Yes, all areas of Santa Clarita are fully covered. This means we perform moves in all neighborhoods, from the hillside community of Skyline Ranch to a busy hub in Valencia, and the hillside neighborhoods of Plum Canyon. When the move is booked, the crew arrives at the scheduled window. But before we plan anything, we'll need to know the specifics of your move.

Yes, to park in residential zones, you may need a temporary moving permit. Get it through one of the official channels of the city. Chances are you will be required to gather some documents. Next, send in your finished application and payment to secure the permit. This helps ensure smooth parking on move day.

During the southbound morning window (5:30 to 9:30 AM), traffic on I-5 through Santa Clarita is heaviest. The worst congestion builds at the Newhall Pass merge between 7:00 and 8:00 AM. A blocked lane there during peak hours can back traffic up well into the San Fernando Valley. Fridays shift the pattern earlier, with weekend-bound traffic picking up from around 2 PM and staying heavy past 8 PM. For an easier drive, plan a move outside these windows, especially around Newhall Pass. Avoiding weekends can also help reduce traffic congestion, especially near major thoroughfares like Valencia Boulevard.

No. The Adept crew sets art, mirrors, and TVs down wherever you point, but we don't mount, hang, or install anything on the wall.

In that case, you have to take care of the gate clearance. Call the HOA or property manager, and get a code or entry time window confirmed before move day (it gets included on the quote). Adept will get the crew there in that window. The crew never makes the gate call.

Yes. We're licensed by the California Bureau of Household Goods and Services, license number MTR0190206, and BBB-accredited with an A+ rating. Regular cargo insurance is included on every move at no extra charge. For commercial moves, a standard COI with general liability is included; custom additional-insured wording is quoted separately.

    General questions

It's hourly, starting at $99/hr for a two-mover crew, cash, with regular cargo insurance included. The truck fee is billed separately. Double drive time applies and is advised on the moving quote. No fuel surcharge, no hidden fees. We put the hourly rate in writing before you book, so there's nothing to guess at on the day.

A clean 5.0 on Google across more than 2,000 reviews comes down to a few habits: a clear written quote before you book, uniformed and background-checked crews, regular cargo insurance on every job, and no pressure afterward. Plenty of movers chase volume. We'd rather earn the next job by referral, and the reviews are what come out of that.

For a mid-week, mid-month date, a week's notice is usually plenty. Weekends, the end of the month, and the summer stretch from June through August fill up faster, so give it two to three weeks if you can. We don't currently offer same-day moves, so it's worth getting on the calendar early either way.

Life happens. Reach out as early as you can and we'll work with you to find the next open slot that fits. The sooner you let us know, the easier it is to move the crew around.
